Rental Information & Policies

 

Reservations We take reservation up to a year in advance.  If at all possible we try to give the previous year’s tenant the first choice for “their corresponding week” the following season.  In late December/early January we contact previous tenants for confirmation of their intent for the up-coming season.

Once we determine a week is available for a respective tenant, we put their name on our calendar and send a Rental Agreement.  The reservation is not confirmed until we receive the ½ rental down payment and signed Rental Agreement.

Rental Agreement – is filled out by us with the terms, date(s), and tenants contact information and send it to the tenant.  This Agreement is to be completed, signed and returned to Going Up North Vacation Rentals, along with a check for ½ the rental amount. 

Final Payment Instructions – is sent with the Rental Agreement.  This spells out when the final payment is due and in what amount.  Final payment is due one month prior to the tenant’s arrival.

Security Deposit and Cleaning Deposit – We require a $300.00 refundable security deposit and a $75.00 refundable cleaning deposit.  This insures that the property is left in the same condition as when the tenant arrived.  Most of our tenants take very good care of the rentals and we rarely charge against the deposit. 

Cleaning Fee – This covers the cost of having the cottage cleaned [bathroom(s), kitchen, floors, clean sheets on beds, and clean towels].  Our cleaning crews are aware of our standards and do a very good job every week on ‘turn-over day’.

Cancellation – If tenant cancels and we are not able to fill that week, Going Up North Vacation Rentals keeps the ½ rental down payment.  If you need to cancel your reservation, please contact us immediately to we can make that week available to another renter.  We are willing to work with you to make other arrangements.

Partial Weeks – Going Up North Vacation Rentals has a 3-night minimum during the off-seasons.  We will consider a partial week during the high season, but we don’t take reservations for partial weeks until the last week in June.  Our goal is to maximize the rental income for our owners.

Pets – We have several properties that allow pets.  Check out the website. Tenants need to clean up after the pet (inside and out).  Pets should be restrained, preferably in a kennel, or not left alone.  Do not allow them to damage the furniture or carpet.  The cleaning crew will notify us of any damage and we will charge the tenant’s damage deposit accordingly.
